June 2021 saw an increase in the value of real estate in new housing in Spain.

June 2021 saw an increase in the value of real estate in new housing in Spain. Compared to the same month last year, prices increased by 0.4% and amounted to an average of 2.5 thousand euros per square meter. Now, a new apartment of 90 sq. m. is available for 223.4 thousand euros.

Rates by region

Speaking about the dynamics of prices in individual regions, the following trends can be noted:

  • The sharpest jump in value is observed in the Balearic Islands - by 1.1% per year.
  • Decrease in prices is observed only in Murcia - by 0.2% per year;
  • The most expensive real estate in new buildings is in Catalonia (almost 4 thousand euros per sq. m), Madrid (3.7 thousand euros per sq. m), the Basque Country (about 2.7 thousand euros per sq. m).
  • The lowest prices can be found in Extremadura (1.2 thousand euros per sq. m) and Murcia (1.3 thousand euros per sq.m).

According to experts, the increase in the cost of housing in new buildings is caused by the increasing demand for real estate and the stabilization of the economy after the COVID-19 pandemic. Now the country is successfully implementing a vaccination program for the population, thanks to which the number of infections has dropped.
